 Hi Daniel! Congrats on your real estate investing journey! I lived in CA for over a decade. I ran into a similar situation where it was hard to make deals pencil there. Eventually I moved my equity out of state, and then made the move shortly after. It worked out well for me. Like some have mentioned, easier to find deals that make sense and your money can go a lot further in other markets. Just something to consider.

I am not aware of any DSCR HELOCS. @Erick Arana - Happy to talk to you about a DSCR cash our refi to pull out equity so you have another option in the event you are unable to obtain a HELOC

Hi Mark. Congratulations on this deal! Many investors utilize Fix & Flip Hard loans for projects like this. Up to 90% of the purchase price can be funded and up to 100% of the rehab. If you plan on renting it when you exit the project instead of selling, you could do a cash out refi at that point using something called a DSCR loan. Neither of these require income verification and much easier to navigate versus conventional. If you would like learn more happy to discuss.

My first flip

What made you interested in investing in this type of deal?

I was looking to get into the investing space more heavily and wanted to start with a flip.

How did you find this deal and how did you negotiate it?

A wholesaler came to my investment group meet up and presented the deal.

How did you finance this deal?

Used equity lines for the acquisition and funding the repairs.

How did you add value to the deal?

We opened it up, made a nice kitchen, changed the flow of a bathroom, new floors, paint, roof, and deck.

What was the outcome?

It was a great flip and we earned a good profit.

Lessons learned? Challenges?

The biggest challenge was getting past the initial fear that comes with a flip. It was a great decision and I don't regret it!
