Last month we completed refi of our primary residence (Virginia) through Veteran's United for 2.9% no points at a cost of $2800. We will be closing our HELOC on an investment property (Washington State) next week. Through PenFed we received 4.75% ARM with the bank paying closing so long as we keep the account open for at least three years.

@Ulisses Terriquez yeah, no way I could currently afford to get back to Santa Cruz.  I haven't looked into Turlock.  I know when left CA in 2003 Los Banos was trending positively. That Northern Central Valley area is a great nexus of both coastal and mountain lifestyle.  Yosemite and the beaches only a half-day drive either way! Cheers

LIttle late to this thread, but great insight and conversations.  My wife and I are in the process of shifting our investing market from WA to the North Georgia area (primarily the Buford/Gainesville/Hoschton triangle).  Glad to see there is an active conversation.

Greetings all! we are an active duty Army family looking to broaden our real estate investment portfolio through small multifamily and SFH in the Northeast, GA area (primarily Buford to Gainesville). We lived in the Hall/Dawson County area for a number of years and my wife's family calls Gainesville/Cumming area home. We have experience with in state investment properties (WA & VA). However, this will be our initial attempt going out-of-state (though a bit familiar).

We're excited to read about everyones progress and connect with other investors!
