I would start now.  Just gets harder and harder to back in to a software with more and more data each month.  We use Rentvine and it works great.  Present yourself as the profesional with high end software and should help to maintain your growth going forward.

All are important but make sure staff is considered.  Is it easy to learn and use by your employees.  Also, owners/tenants/and vendors enjoy using it as a form of communication and information gathering.

I would have a long discussion with your friend on how he will be treated like any other appicant and tenant.  Follow the same guidelines and consider letting an outside company manage your property to give you a layer of insulation.  All that being said, if things go bad be prepared to damage your relationship.

Totally agree with all of this.  Never sublease.  You will have no control over who is moving in and you are not protecting your client, the owner.

We have in our lease that we take care of the first 30 days after move in and after that it is the tenants responsibility.  That takes away the back and forth on if the place is dirty or tenant is causing the issue.

As long as you have pictures of condition of home before which clearly show a different state upon move out you will be fine.  Really difficult for them to argue once a baseline for move in is established.

Totally agree.  Here in Richmond, Virginia we use a company called Stop Loss.  They do annual inspections and we are totally in compliance since they confirm our alarms are tested and not older than 10 years old.
