@Jeff V., nice to meet you! I'll shoot you a message offline. I picked up a copy of two of J Scott's books the other day, so I guess it's about time to go read them. 

And seriously, no joke about the termites! My first deal fell through when we found termites all over it. Also, I walked out of the house covered in chiggers... *shudder*. That one took a week to forget about!

Hello BP!

I am a new investor, currently living in west central Louisiana. I discovered BP through my neighbors and have been quietly lurking over the past several months, reading articles and listening to podcasts. I found the ultimate beginners guide to be a great starting point. I am currently serving in the Army, and am working on my first few deals in the local area.

In the long run I am looking to settle down and invest full time in either Chattanooga, TN, or the South Tampa, FL area near my family. Or both! My goals are to use flipping single family homes to replace my W2 job, and invest those profits in buy / hold single and multi-family rental properties.

I am hoping BP can help me avoid any costly mistakes on my first few deals. I am also looking to find some more experienced investors and contacts to work with in the future as I hopefully turn this from a hobby into my full time profession.
