Here is the situation. I need your help.

1 - I am buying a property with 3 short-term rentals and 5 long-term tenants

2 - All 8 units can legally be rented as short-term rentals but there are long-term tenants in it

3 - If I keep the long-term tenants, I cannot afford the mortgage and the property is barely profitable, maybe even generating a loss

4 - The seller does NOT want to give notice until closing day, and would then give 60 days. they are afraid that if I don't close, then they just emptied their property for nothing.

What are the strategies to have the property to have those long-term tenants leave at closing or as soon as possible after closing?

Which city is most profitable: Indio or Palm Springs for a house? Are there key regulations that would limit Airbnb there?

Or maybe it is a another neighboring city would would do better for Airbnb profitability?

Are you ure Geico umbrella policy covers Airbnb activities?

but the problem is that umbrella policy require to move other insurances to them...like car insurance which I don't want to do.

Or any specific umbrella company?

Hi, 

I only want to remove my personal liability on my Airbnb properties. I don't care about the replacement cost and the properties I rent on Airbnb are not mine as I do Airbnb arbitrage.

Which option is best to remove/minimize my liability:

1 - Start an LLC company, JUST to manage the Airbnb property?

2 - Pay for a personal liability insurance (not fire, flood, items, etc.)...and if so which insurance company is recommended?

3 - Other?

I want to buy a villa in Florida and then use my LLC to rent it on Airbnb. Is it possible get SBA loans for such asset?

I want to do Airbnb Arbitrage. Which insurance do I need to buy and where?

I am planning to buy a Bed & Breakfast, but the last owners only had it for 1.5 year. Is there a way to get an SBA loan though without 3 years of P&L or tax returns from the sellers?

Several Bed & Breakfast propertied are for sale but the seller don't have or don't want to share any financials....preventing me form getting an SBA loan.

Do you recommend to skip or still place offers?

I did ask politely but not answer....any pressure for the seller to sign? It looks too easy to hold the deposit until court action.
