Yeah see thats reasonable, idk what i found then, cause the REI meetup i was looking at was over in the 108th and maple area and they wanted Ridiculously high fees.

The club is dependent on other revenue generating activities. The Omaha group while being for profit is a relative bargain. Andy also doesn't have any speakers come and sell to the group so I doubt he is doing it for the money. The networking is where the money comes from for someone like Andy. The Omaha group is a no frills group but as best I can tell Andy runs the group without help. The Omaha group gets together once per month.

I had discussed starting up a once a month lunch group but started travelling 2 weeks per month and really didn't have the time.  My schedule has calmed down some and I would have interest in putting something together.  Some others previously mentioned an interest as well.

Do you have a link? Maybe i looked at a different one, but the REI meetups i saw wanted $450/yr for membership fees or $50 a meeting if i remember right off the top of my head.

Hi, was curious as too if anyone knows if theres a website where you can search for homes that were recently inherited? I saw a link on a BP post somewhere around here, but the link was dead and the post was several years old.  Tried a google search but didnt turn up anything useful.

Thank you!

Im in the CB/Omaha area, and the only REI meetup i found is "pay to play" so to speak, Was curious if theres anyone in the area who knows of any other meetups or would be interested in starting one? Im also curious if theres any experienced wholesalers in the area that are looking to be mentors. I've noticed a decent handful of people in the area that are trying to get started myself included!

So I called an agent today about a property a friend of mine just put on the market, after having talked to her, to see if the Agent had worked with wholesalers/would be ok with working with a wholesaler as I wanted to buy her property.  Anywho the Agent picks up, we make introductions, say hello, tell him the property im looking at, and then the moment i asked if he had worked with wholesalers before the line got quiet for a second and then he just hung up on me, no response just hung up. Thought we might have got disconnected so i tried calling back 3-4 times spacing the calls out about an hour apart just in case he was busy, but its clear is ignoring the calls.

Is this a common thing in wholesaling? The call seemed to be going well up until i said the word wholesale and then he just hung up.

@Cody L. I do have some experience as a property manager as i mentioned earlier in the thread.  However left the company due to the amount of sketchy and illegal stuff they were doing and getting away with, just couldnt stomach it anymore.  As for wage, $12/hr is pretty much the avg cap here for what you can achieve without a bachelors degree in a relevant field, the sacrifice of your first born child, and 5 people working for the company vouching for you. We have this great job market, it just doesnt pay well unless you know someone who knows 5 people.  Its taken me almost 8 years just to be able to get into a job that pays $12/hr. And ironically if i were to get promoted i would go to salary, work more hours, and get paid 25% less then what im making right now.   If it were not for a stubborn wife and a 5 year old son, id have moved to an area with a better paying job market a long time ago.

Yes, The Buyer Pays the Title Company, Title company sends the Seller their money, and then Title Company Sends you your money.

@Giorgios Katehis Replies will sometimes take a bit, Heres a Great Video that breaks down the entire Wholesaling process by Clever Investor.  https://www.youtube.com/watch?v=2EgquEvSIbs&

afaik, you get a check the day of closing ones everything is paid. i believe it just kind of depends on the title company you use, some may let you pick up a check some may mail you one. I would figure out the title company you plan to use and ask them their protocol for that.
