Howdy, @Colton Cook!
Easily one of the best intro's I've seen so far. Welcome to BP and good luck.

My advice at this point is to build a network through the many channels offered and discussed here at BP. Another point is to bring more specific content to your posts.
Honestly, the post above has about the same credibility as the email from the Nigerian prince who wants to wire me money.
I do wish the best for you, but you need to rethink your strategy behind how you want to benefit from this forum.

Dax

As a veteran myself I agree absolutely with your intent to not renew the lease. Do the right thing for you. When emotion get's involved, you tend to make decisions that hurt your business. Comply with local law and your lease and do what you need to do that's in your best interest.
You already know the right answer. It's your emotions that are making you ask the question here.
Stick to your guns. Good luck.

I have a VA loan on my primary residence. You can only have 1 VA loan at a time and it can only be on your primary residence. Not sure you can use VA to buy rental properties.

Jacob,
Gig'em from the Fightin' Texas Aggie Class of '99.
I love your enthusiasm. That said, the answers to all of your questions can be found through many of the resources here on BP. Brandon's book on buying real estate for low or no money down is a great one as is the UBG. I would also download and listen to the podcasts. Go back and look at several that involve house hacking.
Many people here are willing to help, but your post sounds a little like you want to be spoon fed. Not trying to bring you down. Just an honest opinion from a fellow Ag.
Regards,
Dax
