This is a Mixed Use Land Development project with components of:

1. 5.18 acre site for urban style multi-family (289 units) with 1st floor retail/commercial spaces and wrapped parking

2. 2.5 acre hotel site

Located off I35 within thriving medical district in Fort Worth Tx.

Capital Request: $2,750,000 to close on the land contract plus transaction costs and predevelopment expenses

Land Value Estimated Projections:

    1. Approximately 5.18 acres Multifamily / Retail / Commercial Site:Project funding line item in project funding budget of $3,000,000 minus pro rata cost (based on $8.22 per square foot) of $1,854,770 for estimated projected gain of $1,145,230.
    2. Approximately 2.5 acres Hotel Site:$12 per square foot (total of $1,306,800) for estimated projected gain of $411,642.
    3. Total Land Value Estimated Projected Gain: $1,556,800.

Return of/on $2,750,000 to Capital Provider:Return of $2,750,000 on pro rata basis from sale of the two sites as outlined above plus annualized % on capital within a two year term.

Looking for a $4.5 MM acquisition/construction loan.

$3 MM is for acquisition and $1.5 MM for rehab.

The value of the land is $4.5 MM so even if we scrape the property we have the ability to recover your investment.

Instead of building a $25 MM apartment building.

I believe that a $4.5 MM dollar investment will yield a $650K annual income.

We expect to refinance the construction loan within 18-27 months believing that we can repay the entire loan at that time

Current rent role will cover interest payments.

Should be able to net $500K annual.

I am looking for a hard money bridge loan or investor financing on a warehouse with an office in Ennis Tx. just 30 min south of Dallas off of highway I-45, which is a connector for Dallas and Houston.

It is a heavily traveled oasis with gas stations, hotels, and restaurants.

It is located off the frontage road 1 exit north of the primary commercial activity and its zoned light industrial with city water and sewers.

Frontage road acreage is going for $30,000 - $90,000 an acre.

This is a 12-acre parcel with a base value of $360,000 at $30,000 an acre.

It is a 25,000 sq. ft. building with a concrete slab capable of supporting heavy equipment.

The ceilings are 24 ft. high with an attached office facility valued at $30 a sq. ft. and $750,000 for improvements equaling a total value of $1.1 million.

Appraised value is expected to be at $1.1 million or higher for this assessment.

A lease is pending with an international oil co. the terms are sufficient to cover 100% of debt, taxes maintenance insurance with a healthy margin.

Purchaser is a recently formed LLC and has 20% down and intends to refinance 6-9 months after acquisition in an effort to distance the purchase price from the future appraisal, which support 75-80% loan to value.
