I know the HD by me has $99 vinyl Windows. That's the best I've seen.

It can be hard, if not impossible, to determine who brought the bedbugs in a multifamily building. It sounds like you did what you are supposed to do. I wouldn't worry about getting sued. But it sounds like these folks weren't the greatest tenants anyway and they only have 3 months left. I would let them out of the lease and move on. Since its kind of a gray area, I would give them back their deposit unless there is damage to the unit.

Go to a local bank or credit union and inquire about getting a signature loan. $20,000 may be possible if you have good credit. You can also look into 0% APR credit cards. You can find cards that offer 18 months at 0%. You could also look into a HELOC if you have equity in a personal residence.

Jonathan Larson There are plenty of contractors who will give you a free estimate. If he doesn't want to do a full rehab, a deep cleaning and new paint, at a bare minimum, will do wonders.

It's difficult, though not impossible, to get a line of credit on a rental property. I would just do a cash out refi.

I definitely prefer the unit to be vacant and prefer being able to select my own tenant.

There's not much hassle involved at all with getting a HELOC. Very limited paperwork. Should take less than a month to close. I would try a local or regional bank first.
