Thanks for responding Charles, they are multi-family properties. I'm trying to avoid hard money right now for these type of projects since it's considerable capital.

Charles Worth thanks Charles, it's been a bit frustrating because they send these "off-market" listings but when I do my research the property is often already on the market, sold or going to auction yet they ask for a referral fee of up to 3% of the purchase price. Very odd.

Hi BP, 

Lately, I've been getting emails from off-market companies claiming to have listings in my market, one guy emailed me from London claiming to have a listing in new york city that another company (in another state) had already sent me. I've heard from other agents that these companies often don't even have access to the owners. Does anyone have insight into these companies, are they legit? Where are they getting these leads from?  Thanks.

@Noelle Bohlen I agree with Charmaine and Janusz...Queens is great, fairly decent prices prices to start, nice neighborhoods, people are moving from Brooklyn and Manhattan to Queens. Just try get a property that's close to a major train unless you drive.

@Marlon Seecharan, Dave is right, you most likely will have to pay them to move otherwise go through the courts to evict them... the length of time to remove the tenants may ruin your profit margin. Try to get the current owner to buy out the squatters so you don't have to deal with it.

@Anthony Talpak I totally understand your situation. I'm in the same boat. I live in Manhattan and am now looking in The Bronx, Queens, Long Island (only properties with cheaper taxes) and NJ. These areas have lower prices and you can do an FHA loan for 3.5% down, live-in it for at least one year and keep climbing. Good luck!
