Are there any lawn maintenance fees and do you have time to manage them? Do you know how old the roof, a/c, water heater are to see if your capital cost is right? I've always found that if the deal is good the money will come. Do you know anyone with the money you could approach with the deal. I've been surprised by people I knew that were willing to make private loans at better rates than hard money. Good luck!

I agree with James. We have four properties and use excel to track everything. For the small business quickbooks will work well. We use the online version for another company we have, it has a monthly fee and works great.

Thanks Jon, I think they'll pay for it. Not someone I have to keep. They buy the freezer and then realize there's no plug. Too funny

Just had a tenant ask me to install an outlet in the garage for the freezer they just bought. I couldn't hold back and laughed...they're totally paying for this right? or should I just say no?

I recently used Walker Residential Appraisal Services in Abilene. I had to call a couple times but finally got through. I thin kit was $400 and he was very nice. Their cell phone is listed on their website.
