@Alex Kvasnikov  Welcome to BP! Your story is similar to my own. The short is: First property at 20  2nd at 21 and then 2008 rescission came to claim it all. I'm thankful for the experience at a younger age. Much wiser and this time it will be built on a stronger foundation. I'm rooting for you!

@Jeff Zamora  Welcome to BP from a fellow Inland Empire investor! Have you considered looking at off market properties? Property on the market can be a disappointment. Sometimes you have to double and triple check the brokers/agents numbers. Often the building analysis is done wrong. For a savvy investor this could be to your advantage.

@AARON CHOI Theres a lot of opportunity in the San Bernardino multi family market. As with any market you have to learn how to navigate it. One owner can run a clean safe building 98-100% occupied with tenants who stay AND pay. While across the street an owner can struggle with a mismanaged building.

When I call owners I keep it simple and ask if they considered selling the property. After you get a yes then you can do your due diligence contact them again with your offer. -@DCreightonII
