@Ron Steele You can use this structure and reword it

The Purchase Price shall be five hundred thousand dollars ( $500,000.00 ) which shall be paid at Closing (as hereinafter defined) as follows:

A) Seller financed loan $250,000 note. Interest rate 4.25% amortized

over 30 years.

B) Balance of the purchase price ($250,000) financed loan (Hard Money)

Good luck

@Mel Rosario  @Steve Veen

Steve these were my thoughts exactly money is so affordable its a perfect time to leverage. In my option the triplex will have a better resell value. Smaller multiple unit are in high demand for experienced and new investors. I don't see this changing anytime soon.

@Mel Rosario  Hello I'm very familiar with the Inland Empire market. The cap rates can differ from one city to the next. Which city are the buildings located? Do the tenants pay any utilities?

@Steve Veen Thank you I'll be sure to fill out my profile. I've been in commercial real estate for about a year previously I was a residential agent/investor. I picked up a few SFH a few years back. I think commercial is a better fit for me.

Yes definitely we'll connect always good to talk to a local investor.

Whats your investment focus these days?

Hello my name is Dorance. I love real estate. I just joined biggerpockets and I'm enjoying the community. I'm a multifamily investor/broker in the Inland Empire area. Growing up in the IE it has been a challenge to meet local people interested in this field. I'm here to enjoy simply taking about real estate and sharing ideas.
