Received a qualified applicant, background, credit, rental history all came back good. They are going to move in on Tuesday. They negotiated $1650 for rent. We accepted because they wanted to move in right away and now we will essentially have no vacancy cost, which we budgeted $1800 ($150 per month) for, so we will still be on track for our cash flow goals.

Going to head over today and do some deep cleaning and touch up paint, get things ready for them to move in

Picked up a lease option deal amid COVID. Our rent is $1450 with 5k down on a 3 year term with the option to buy at $215k. Anticipated rent is $1800 with an anticipated cash on cash return of 28%. Will update during leasing. Looking to fill the unit as quick as possible, then on the turn looking to do a sandwich lease option

Maybe, but if they agree to it then more money for you

You mention marital status right in your title. Either way, they're both on the lease and both responsible for the rent whether one skips out or not. 

@Chris Park require a one time pet fee, pet deposit, and pet rent

@Ted Klein federal fair housing law lists marital status as a protected class. Toe a fine line with this. I just require a combined income of 3x the monthly rent

@Sameer Kh Sell. No sense holding on to a property losing money. As for what to invest in, nobody here will be able to answer that for you. You have to determine what works best to help you achieve your goals

Yes, those are reasonable prices. Especially since you're located in the Bay Area. It's similar to what I pay in the Midwest
