@Miles Stanley when I did an appraisal internship, electrical upgrades added no value. Obviously though, it is a selling point for buyers

@Jay Hinrichs I agree. Cannot find the search function on the mobile app. On desktop it works great. On mobile I use chrome, type my question, then type biggerpockets in order to search old forum posts

@Jarvis Naylor I use the standard Minnesota residential lease agreement and add anything else not stated as an addendum. As for rent collection, I've used both cozy and zillow rental manager. I prefer cozy because it seems to be more comprehensive.

@Alex Nelson took me over a year to renovate my duplex DIY. Took longer than expected and was frustrating at times, but the knowledge gained was worth it. Just keep pushing through, you got it! Be sure to take a day off if you're feeling burnt out. I felt guilty taking days off, but it's very important for your mental health imo.

@Jonathan Greene yeah, I had 3 months worth of PITI for reserves and the repair was about 5k. Definitely going to build a minimum 10k reserve here this year, if not 15k.

@Jonathan Greene didn't have enough reserves to fix a major repair, so had to put some of it on a credit card. Since then, I've recieved a new job and am making significantly more money, so replenishing an adequate reserve is my top priority right now to avoid this mistake in the future.

@Kevin Zhang highly recommend using a CPA. A good CPA will save you way more than they charge

@Daniel Lehman once in the morning and once in the evening for snow is what I do and salt as needed
