Wow what great points everyone has made!! If this was my potential deal and being a newbie honestly i would just wholesale the deal and keep it moving. If the numbers are right as far as comps/arv ect... Then theres a nice profit to just wholesale the deal and move on. U can take ur profits and build apon your REI buissiness by marketing more, partnering up with another investor, or even save more capital to purchase a solid buy and hold on your own, theres a boat load of possibilities out ther. But i wouldnt try to get rich off of one deal or try to complicate things with your 1st deal. Theres to mAny great deals out there to bank on one.

I totally think you did the right thing here!
Give them at least 24 hours to think anything over so you don't come across as greedy/selfish/etc. Part of helping families comes with patience and understanding. That is a key way to building relationships.
Personal note...completely new to REI and have not made any offers yet but giving them time to think on any decisions would be the way to build trust.

Yes Manny is absolutely correct, you want the seller to trust you to take away her problem. From the sounds of it you have her right in your playing field, just run your numbers correctly and make sure you account for the repairs and make a offer. If she really wants the headache gone she will agree.

Whats the best way for a newbie with no experience in REI to approach a private lender to partner up on deals? What makes a private lender want to even work you if your a newbie? wouldn't they want someone with at least some experience?

Wow so many great post on this article!
I also recommend the allure vinyl for rentals. i live in new England and it can get really cold in the winter months so its pretty norm for bedrooms to have carpet especially in rentals. My rental (duplex) has a commercial grade/kid friendly berber carpets in bedrooms/stairs, and the allure vinyl in the living area/kitchen. Very durable and long lasting, couldn't be anymore happier!
