@Dusty Cady Welcome to investing in Gary! Depending on your situation I like Centier, BMO Harris and PNC. All do conventional loans, refi and helocs under 50k.

I work with a local bank Centier Bank and this year they had a program for investors and they allow lower purchase prices. The loan I got through the neighborhood program was for a rental with a purchase price of 31,000 in Gary.

@Ronald Trepton Centier does residential and commercial HEL and HELOC. The residential one was cheaper but reports to your personal credit. The appraisal took maybe an hour. @Alex S. form looking into both options HEL and HELOC seems like on an investment property they will approve up to 70% of the loan value less any outstanding mortgages, so don't feel obligated to pay the house off 1st.

@Account Closed we are behind the times but not abandon/ Being close to the highway and Illinois our cheaper cost of living attracts  those who work in IL. Will you be visiting to see the property, meet with a property manager, etc?

If you are looking in Indiana consider the county's tax sell and the sheriff's tax sell. If you are looking to acquire those properties because they are near your house maybe consider buying the tax lien.
