My portfolio in Memphis is strong because of the entry price point and the tenant base. I have had several vacancies pop up during the pandemic and I have not had any issues with finding quality tenants for higher rent than I expected. I have one on Obion in 38127 and this is a historically a $700-$750 rental and I got a 2 year lease (Non Section 8) for $800 on the 2nd day it was marketed for rent. 

The work force is driven by "Blue Collar" jobs with FedEx, IP, Logistical companies, etc and those people are usually tenants. 

Lastly, we have seen appreciation recently and that has historically been found here. 

Lots of really good reasons to invest in Memphis.

10-15% vacancy is outrageously high. I own 20 houses and none of them are vacant and they dont take but a week or two to rent. Buy in the right areas and do a great job on your rehab and you wont have nay issues finding a good tenant!

Hi Greg! I live in Memphis, TN and I personally own a buy and hold portfolio. You definitely need to be bale to trust your property source and they need to be in the same boat with you on their own personal investing. Memphis and the surrounding areas can be tricky so just make sure you are dealing with a trustworthy property source. If the source is an investor, ask them what they own and how they bought it. This will help you determine the difference in someone "selling" you a property versus offering up guidance and help with building your portfolio. 

Collierville is a great community but it doesn't have the returns you might be looking for or might not have the returns as other areas in Memphis. I'm happy to answer any question you may have based on my personal experience in Memphis.

Giving you sold house stats, average pricing and my opinions of each zip code. Make sure you trust your property source and make sure whoever gives you advice owns rentals themselves. I own a rental portfolio in Memphis. I also work with OOS investors exclusively. There are certainly places you want to be in and places you definitely don't want to be in. Building a trustworthy team that can have the conversation with you about actual investing would be my advice. There are a lot of investment property sources in Memphis and the majority of them don't own a rental property themselves. To me, that would be like putting money in the stock market with a stock broker that doesn't have a dime in the market. 

There are thresholds that OOS investors should abide by when it comes to rental amounts and price for a property. Best of luck and I am happy to answer any questions for you based off my personal experience.
