I think having a realtor that specializes in the product you are buying is an excellent idea. There is no cost to you for the representation and its always a good idea to get a different set of eyes on what you are looking to purchase and invest in. 

I am an investor in Memphis as well. I buy rental properties and it has been very rewarding for me. I also manage hedge funds National and Local investors. Almost half (41%) of our investor purchases in Memphis are coming from out of state investors. So, I am casting my net much further out to reach the National Investors who love our annual ROI's in the Mid-Teens.
