I represent clients that use the "Brrrr" method for buying. There are very reputable TK providers on BP in Memphis as well. @Anne M. I would be concerned that my source of properties only makes it to my target market 1 time per year. You mentioned she comes to the U.S. 4 times a year and you mentioned 4 markets. This would be a major concern for me as an investor. I would recommend teaming up with someone who lives in Memphis and knows this market and is an 'Active" investor.

I would make sure you got as much information on exactly what you are buying. I would seek out all the advice from the local investors that you could. I am an investor myself, I represent investors in the Memphis market and I am happy to answer any questions or help you vet a deal. Memphis has some of the very best investment opportunities and there are several different options to choose from and there are many, many good resources on BP that are willing to answer questions.

@Travis M. is extremely knowledgable as well as the Memphis Invest team members. My initial post was letting you know about a different product that I provide. Point being, there are many options in Memphis and some of the most reliable people are on this thread! 

I did discuss financing options on The Memphis Real Estate Hour yesterday (shameless plug) with @danbutler. We discussed 6 different ways to obtain financing and our response was awesome! This is valuable info for new investors no matter which product you choose to buy!

Would 5 houses with a ROI's in the "teens" be a better situation for you? I just closed a 5 house package with a client of mine with those returns and there are plenty more of those opportunities in Memphis, TN! I'm happy to answer your questions and show you how it's done! Memphis is my home town and I have been in real estate for almost 15 years. I love the investment opportunities here in Memphis. My way isn't the only way either. There are plenty of good options in Memphis and BP is a great place to learn!! Good Luck!

There are many options in Memphis and I work with hedge funds and private investors to grow their portfolios of real estate. We buy at an extremely cheap price, complete rehab and obtain a tenant. This is all guided thorough me and my team and our investors are consistently in the mid-teens on their ROI!

You can also look into TK properties. There are several reputable TK companies on BP and they will are all happy to answer questions as well!

Hey David!

One thing Memphis does offer is options. These low prices are legit and there is really no "catch". You just should find out what your target product is and then locate the professionals here to help. Memphis is my home, I have been raised here and I have been in RE for 14 years and nothing ever is the same. Getting property at these lower prices and assisting clients to the rental stage is what I do everyday. My preference (I am an investor as well) is to buy the properties at the cheapest price, rehab them and then hire a management company to maintain. My clients see annual ROI's in the mid-teens. There is more work involved in doing it this way but if you can find a reliable, trustworthy source for properties, rehab and mgmt, you will also see these same returns.

You can also look into TK properties here in Memphis. There are several reputable companies that offer that product as well. Depending on what your goals and expectations are from this market will determine how much of the good, bad and ugly you come across.

@Alex Craig You are correct. My model is to help investors buy directly from sellers and wholesalers. In some cases, I'm even the wholesaler. I then team up with CrestCore Mgmt in Memphis to facilitate the rehab and mgmt. This option offers a little higher yield in almost every case. However, this process isn't for everyone. Sometimes you don't find the trust/bond in your source for deals/properties that can help you through this. In this case, a TK option is another way to invest and several companies on BP that are in Memphis can offer up help. 

And yes, there is a huge difference in wholesalers. I deal with really good, competent wholesalers and I deal with some that have no idea what's going on. So, buyer beware!!
