Roger Herring at Investors Accounting has presented at the Way Down South Atlanta REIA meet up in Newnan. He specializes in accounting for RE investors. I have not used him though. Sounded very knowledgeable.

Hi Everybody.  I'm in Sharpsburg, GA (Way Down South Atlanta).  I'd like to connect. I am looking for deals in and around Coweta County, Ga. Within ~25-30 minutes from 30277. Up to 200k.   Buy and hold or light-flip.

I started using Google voice for my rental a couple years ago and it has been fantastic.  I use it to screen calls for new tenants.  I like getting the voicemail transcriptions so I can quickly read them vs. listening to every one.  Some of the "bad transcriptions" are absolutely hilarious too.  My kids love to hear the actual calls vs. the transcript.   

If you use the legacy version you can take notes on the calls and your callbacks.  You can also save contacts in different groups  to help work your funnel.  Very useful to keep track of prospects.

Hi Taylor.  It's very nice to hear from you.   What kind of research on the area have you done so far?  I've been searching Zillow and a foreclosure auction site.

If you decide to consider her further try to get in touch with the landlord. People can easily fake letters and references. When you talk to the landlord see if they can easily confirm details of the rental agreement... Address, rent amount, term, number of rooms. If they are fuzzy on the details... pass.

After 14 years of landlording I have learned (the hard way) the importance following up on the property occasionally to review how well the property is being treated.

My wife and I live in Sharpsburg, Ga and have been moderately successfully renting out our prior residence in Marietta for the last 14 years.  Cash flow is good and we have some equity as well. We also learned many lessons along the way.  We just discovered BP and have been inspired to scale up our RE investing.

Our current goals largely revolve around increasing return on capital as well as long term cash flow.  

We are most likely looking to invest in the Peachtree City/Sharpburg/Newnan area due to it's proximity to home.

Does anyone have much experience investing in this area? How is the market?

We are still trying to figure out what investment path we'd like to follow but it will likely be BRRRR, SFR rental (unless we can somehow find MF), or possibly flipping.

Anyone else investing in this area?  How's it going?

We would love to find some like minded people who'd like to meet up for lunch in Peachtree City to discuss RE investing & landlording. Thanks!
