@Jeff Johnson Welcome to the community. I would have to agree with all of the comments made. I believe as long you fully disclose who you are, the services you provide, are honest and fair. I think it would be a great niche market. Oh and of course be good at what you do.  I think you might be able to find a managing broker willing to take the risk. ?

Petition for probate needs to be filed in the county which the decedent resided. Petitioner is typically the person seeking to be administrator of the estate. Once filled a hearing will be held in which the court will appoint an administrator/executor. They cannot disperse any of the estate's assets until they have received "Letters of Office" from the court. This process can take some time. You mentioned that there was an executor. You might want to reach out to them and find out what state of the process they are in.

I would recommend taking classes at a community college if you can find one close enough that fits your time frame. Otherwise maybe at an independent real estate school. I feel the class room setting is much more beneficial than the web based independent study programs. My experience has been that the interactive classroom setting brings about more critical thinking and awareness.

Welcome to the community. 

There is a REIA meeting in your area on March 9th. Don't know if it's something you would be interested in. I'm planning on going. It will be my first time attending. It's organized by Chicago Area Real Estate Investor Association. www.careia.org   I don't know anyone involved with them. Just info I have read on their web site.
