From the NMLS info, you can get the owner's name and research that. I found him on LinkedIn. 

I cannot say if this is enough information to show AD Mortgage is a legit company, but my opinion is that they seem legit. I did not dig into the other lenders you listed, so they all could be just as good, worse, or better. I hope this helps. I'd be curious as to what you might find by digging around.


 This is great info, I never though to check NMLS but I do check BBB. Someone has warned me of Goldstream Capital recently, and no info can be found on BBB, Trustpilot and NMLS so that is total no go.

I have done several deals with AD mortgage on their wholesale channel, and they are a great lender to work with. They do ask for a lot more documentation than other DSCR lenders. But if you have a good rep, you should be able to close files in 15 days.


 Yeah they do seem to have a great dscr program. really appreciate this insight!

not familiar with any of them.. just make sure not to pay money up front.. 

 yeah I'm currently adding lenders in my list and want to get other's exp with them just to be sure.

While it's exciting to see rates potentially coming down, I wonder how quickly lenders will adjust their offerings. And for investors, It's a balancing act between seizing opportunities and managing risk. How are you all adapting your strategies?

Mortgage rates are finally seeing some relief! With the potential for a Fed rate cut on the horizon, it's a great time to consider refinancing or purchasing a home. What are your plans?

 Definitely Agree! It could create a more favorable borrowing environment for real estate investors. Lower interest rates would certainly make projects more attractive.

It'll be interesting to see how lenders balance the need for risk mitigation with the opportunity to capture a larger market share by offering competitive rates
