Quote from @Mike Bourgeois:

@Deborah Wodell With regards to platforms, I did some surface level vetting of Roofstock a few years ago. Nice to look at, easy to use, good amount of deals advertised in the states that they operated in. I never actually transacted with them though, and was hesitant to do so because of how new the company was at the time..

Thanks for that! I’ve heard a bit about Roofstock but never got around to trying it. I'll take a look and see if it's better now.

Quote from @Diyan Yap:

Off market deal --> send a letter to the landlord who owns the house outside their state.
Those landlords sometimes feels the pain managing property outside the state.

That's a good insight—thanks for sharing! Targeting out-of-state landlords sounds like a smart move

I'm always on the lookout for new deals and strategies, and lately, I've been focusing on off-market groups for flips. I'm curious to know how others are finding their investment opportunities.

Do you guys have a go-to realtor or network for sourcing deals like wholesalers?

What are your favorite tools and platforms for finding investment opportunities?

Quote from @Lauren Stark:

Hello! I have an off-market opportunity and want to jump on it! It is an a-frame in WI I want to turn into an STR. I have $70K of my own money I can use as a down-payment, but am looking for someone to finance the rest ($280K) as I'm a real estate agent and am having difficulty securing a loan from a traditional bank in a timely matter. I'd like to purchase as soon as possible. Does anyone have advice on creative ways to secure financing in a short amount of time?

Hi Lauren!

I'm a broker and have lenders who can possibly fund your deal. If you'd like to get quotes to have an idea of the rates and terms as well as how much you'd need to bring at closing, send me a dm.

Hey @Layton Martin

Most lenders lend based on ARV and it also depends on the deal as well as your credit & experience as to what rates and terms you'll be getting.Do you already have a specific property in mind? If you have, you can get a better picture of what to expect by having it quoted from different lenders.
