Yes, Realtors that help investors are out there. If you haven't already, define what you are looking for. Is your strategy long or short term? Multi-family or single family? What are the parameters (location, cash flow, ROI) Look for agents/brokers that are investors themselves. They will know how to calculate the numbers and be able to point out missing information. They also may be finding more deals than they have capital for or may agree to do a JV with you, where they find the deal and you bring the money.

What are your goals?  Long or short term investment?  Active involvement or passive?

Since you are just getting started, I would invest some time in education. There are a lot of inexpensive ways -- podcasts, BP, your local REIA, local Meet Ups - to get started.. Even if you are looking at passive investments you should have some basic knowledge. Those will connect you with people and opportunities.

If you are wanting a shorter term investment, you could  bring cash to Joint Venture/partnership. The  other investor should be willing to show you the ropes on the deal. If you are more interested in being a passive investor and are OK with the money being out there awhile, you could look at a Note, Tax Liens, etc.
