I want to thank all the passive investors who privately reached out on LInkedin and here to answer my question about the minimum ROI they are looking for a in a deal.

As for all the experienced syndication experts who made the assumption that I must be stupid or my numbers are wrong to even "consider" a 20% hurdle rate - well I want to thank you to. 

It is rare to meet people so all knowing and arrogant, that without any specifics whatsoever, can tell a potential operator that that they are absolutely wrong.  A lot of people are making a number of assumptions. So here are some facts.

The fact of the matter is that this is a potential deal - involving a very small property, with a small number of investors, I will make 3% on the acquisition and more at disposition. The projected IRR before tax is 19.1% the IRR after taxes is 15.1% This includes a 3% vacancy allowance and an expense estimate at 28% of rent. The annual rate of return considering cash flow, appreciation, equity build up, and tax benefits exceeds 30%. These figures are if the property is acquired at the list price - I am trying to buy it for less. I am not sure of the LP/GP share at exit, but I am more concerned with getting the deal done and getting my investors paid, than making a lot of money myself. 

My question was to find out what passive investors were looking for as far as ROI.  Thanks to all who answered that question.

@Daniel Reyes Thanks for the helpful comments. I do know that 8-12% is more of a going preferred return. 

This is a very small close friends and family only deal. The property is only 1 million. Another reason I am considering such an offer. 

I do want to over deliver. I will reach out if I can get it under contract. Who knows if I can raise what I need offering less I might.

I am not confused. I am just being very generous. Perhaps too much so. The potential deal involves a 50k buy in and a five year hold.  I get an acquisition fee and the rest of the profit after paying the rate. If we sell after 5 years - I get paid again.

For those of you here who are passive investors in multifamily properties what is the ROI you are looking for?

I am preparing my first offering and want to offer a generous preferred rate i.e. 20%

The project requires a five year hold. If you are a passive investor in multifamily what kind of ROI terms are you being offered and what are you looking for?
