Hey guys, We have had some tenant apps that smart move suggested we decline, and a few that said lightly approve. They seemed like decent people, but my question is..... If SmartMove says decline, do you ALWAYS decline? If it says accept, do you ALWAYS accept? Thanks!

So we have a half duplex that is available for rent and another split entry house available for rent. We are having a hard time finding good tenants have shown both places but when do background check nothing good at all. Should we not go through smart move trans Union. Just go by what we think? Frustrating having 2 properties sit for 3 weeks. We have had open houses and tons of people really interested but when do background checks there horrible.

What would you say is your most successful route of getting good tenants?

Craiglist, FB, newspaper, etc. 

How long does it typically take you to find a good tenant? What would you say is an average turnover rate from tenant to tenant?

so my question here is should i use my cash anytime that is available? i have on stand by a $75,000 line of credit or get a mortgage? I usually use my cash to be honest being that i try and close on properties fast when i get good deals. Then i think i can use the property to get line of credit on it. Any advice on the topic would be helpful. Thanks Josh

So i recently had a tenant move out of a side of a duplex. Wondering if i should completely remodel the side or rent as is? its not in terrible shape i dont think just outdated somewhat and could use paint job. I was gonna rip some carpet up and lay laminate in living room and call it a day and try and get it rented? advice to fix up really nice or rent as is?

$5,000 Im not very interested in the place now, bad area and not a good situation hate to see lady go into foreclosure. Her husband is in drug rehab and she has 2 kids she is trying to take care of. 3 months late on mortgage. Anything else i can really do?
