Input please. I'm new at investing. I have one home as Airbnb. Here is my strategy. We are allowed to have 10 properties with conventional financing. I can save about 35-40k every year. The next 5 years I plan to purchase 9 properties within 80-100k through out the country. My goal is to pay them all off within 12 years same time I plan to retire. The goal is to own 9 properties free in clear. This sounds realistic to me what about you.

@Todd Rasmussen@ok here is my strategy. I would like to buy 10 houses in 5 years for approximately 80k. I plan to vigorously pay off all 0f homes in 12years same time I should retire.

Actually the condo I bought for my sister for 120k. A few years later it was only worth 60k and my sister basically let me down. I spoke to an agent in Detroit and she said a 80k property should produce 200-300 monthly cashflow.

What is the difference in the monthly net profit of a property bought for cashflow/appreciation? I hope the question is understood.

@Todd Rasmussen@ I have family in Tucson. What do you think about that market. I lost a condo back in 2008 when the market crashed.
