I am looking for good stable income at the moment. Thought about flipping but would most likely do that in my area if possible.

Why do you like SFR over multi out of curiosity?

Also, what is the going rate that property managers typically charge over there?

Sounds like there are many different areas that might be of interest.

I need to figure out a weekend + of time to get away and check out some listings for sure.

Would love to hear about your experiences investing in Idaho and I am sure @Thom S. would as well. 

What are the hot up and coming neighborhoods? I am looking to buy and hold.

How do people find rentals in Boise? I looked on Craigslist to get a feel and see a large amount of available rentals (at least compared to my area). I of course do not know the areas at all, so my focus now is going to be researching on the different areas and finding out which ones have good rental history and are just good neighborhoods to own in all around.

I took a glance at listings and see multi-units for sale all over and some for under 200k. Is this typical? 

Or are these possibly in bad areas?

Any details you have I would be grateful for!

Also, if there are good sites or other resources to turn to that you know of I would love to hear about those as well.

Hi all,

A close friend of mine just recently moved to Idaho. I started looking on mls at homes for sale over there (Boise) and I am finding great prices!

At least compared to my area in California. 

How many of you are investors in Idaho and can you give any advice to me.

I may take a trip out there soon to check out the area.

@Steve Dove  I do live in an area that has vacation properties, Santa Cruz California. But, prices are super high. Trying to figure out how to find a fixer near the beach for cheap....nearly impossible but I still try.  I also don't mind traveling out a few hours south or north from here. I am always watching listings. 

As mentioned above, I put the wrong Steve in my @ mention,

          I learned the lesson on pulling that cash out before having a property ready.

@Joe Sillaman and @Michael Borger   If only I could move to Hawaii and manage the property myself! Then maybe I could get some nice cash flow. Property management is 20-27% I am finding.

@Steve B. Thanks for the info. I learned the lesson on pulling that cash out before having a property ready. It is costing me. I had the feeling that I wanted to be ready and properties are going so fast around my area. Refinancing took some time and I didn't want my offers to depend on that wait. Now that I have the money properties are still going fast and multiple offers with higher prices that I don't want to pay. 

I actually had the money out right before my trip to Kauai because we were ready to buy there. Plans changed and need to get my new plan in order.

Anybody know of a good CPA in the Bay area or Santa Cruz County ?

I could even do remote meetings with someone in California.
