We purchased on Kauai in the Wailua Homesteads area. It is a 3 bed plus separate  studio unit w a tiny peek of the ocean. I'm ready to buy another! :)

Thought I would give an update....

We ended up selling the condo and did a 1031 exchange for a multi unit (3 bed plus a studio) in Hawaii.

The idea is to be able to live in one of the units some day and rent out the other.

It is a long term rental not a vacation rental. 

I feel good about the decision and I am ready to find the next property to purchase!

I hope to purchase a vacation rental next.

Wondering if anyone has had success running vacation rentals in San Lorenzo Valley in California.

Most interested to hear about Felton, Ben Lomond and Boulder Creek areas.

I have seen a few cute cabins that would be great little vacation spots.

We recently decided to sell our condo in California (still at the very beginning stages) and want to buy some property with multiple units. I was on Kauai looking at property last week and found a lot of them have a main home and a cottage or extra studio.

This is great because we can rent to a family in a 3 bed and then make the extra income and rent to someone looking for a 1 bed or studio. Eventually we would probably keep the smaller unit for us when we go to visit or possibly even move.

I am finding that there are some that are legal and some that are not so legal dwellings.

Is there anyone out there with experience on Hawaii or Kauai renting these types of units?

Would love to hear the good bad and ugly.
