Thank you for your thoughtful comments. I am leaning towards selling the note. I purchased the note which was set up as a contract for deed. A lot of attorneys that I have spoken with are not all that familiar contracts for deed.

I purchased four installment payment contracts on contracts for deed. All are vacant land lots. One has just defaulted. Not sure if I should now sell the contract as "nonperforming" or foreclose and resale the property. Property is located in Gadsden County, Florida.
My husband recently inherited with his siblings a home on Long Island. The insurance carrier dropped the house as it is now vacant and we are unable to find another insurer.
Any recommendations? Thanks.

Does anyone have any particular thoughts on contracts for deeds. I have purchased one and may purchase another. I generally prefer mortgages due to title insurance issues.
Would like to know the experiences/opinions of others. Thanks.

After months of coursework, tutorials and research, I am finally starting on this journey. I want to get involved in all aspects of real estate investing. So far, I am in the midst of purchasing a couple of mortgages and I have purchased tax liens and deeds. I would like to purchase a few properties for rental and some hard money lending.
