Hello @Austin Duncan,

I would urge you not to put all of your eggs in one basket. Diversify! That provides some extra security. You can invest in real estate syndications as well. I cofounded and run an investment club where we invest in a deal per month. Minimum investment is only $5K. And we have invested in large apartment communities, trailer parks, a vacation resort, and even an industrial steel company. Anyway, I wish you much success and am excited to see how you do!

@Jule Serio Perhaps consider a hard money lender OR maybe partnering with someone who lives in the US. This way it may be easier to get funds and have someone oversee it all. Just a thought. Best of luck to you!

@Neetu Patil Hello, Before you do any add-ons, you should check the zoning and building requirements for your locality. Each one is extremely different. At the least you would need building permits, I would think. Best of luck to you!

Hi @Armando CarreraHave you considered investing with others? That lowers costs needed up front and I have good partnerships with those who knew more about maintenance and ended up saving us money. (Be careful, because partnerships need careful scrutiny as well). I know invest in my coinvesting club with a bunch of others in syndications. Love doing it that way!

It is a crazy time in our world. I hear this question all the time. I have been involved in real estate for over 30 years and have seen some ups and downs. Although
Buy & Hold remains a viable strategy for real estate investment, it does come with challenges, especially in a market like our current one. Buy and Hold is dependent on many factors, suchh as interest rates, market conditions, and the ability to manage properties efficiently. And yes, it may still be one of the best strategies for long-term wealth-building, but it's essential to carefully evaluate the specific market you're investing in, the numbers and do not forget the aggravation factor; tenants and toilets, as I like to refer to it. It may be a good time to consider diversifying your portfolio or looking at alternative investment strategies such as syndications where you invest with others and it is truly passive. I have co-founded and invest in a coinvesting club. With as little as $5K anyone can invest in apartment communities, trailer parks, land and we have even invested in steel manufacturing plant. It allow diverisification as well. Just a thought. I wish you much success going forward!

There are protective measures you can take in accepting these renters, provided all other criteria meets your standards. ONE, have your tenant be completely liable for all damages to life, personal or property by requiring them to show you proof of insurance. And be sure that you include clauses in your lease for this. I wish you the best!

I would probably have to do a side by side spreadsheet with all income and expenses to see what the bottom line is. I would choose what seems to provide the best return. Beware, renting a home brings in the money, however, there are some aggravation points like repairs, dealing with tenants, etc. So, keep all that in mind as well.
