Hi @Finnick Fires! I started investing with house hacking. I rented a garage and a room in my home. It helped cover many costs. I have also joined a international student hosting program and hosted a student for several years. That not only was a great experience but paid 3/4 of my mortgage. Hello @Aleks Foldats, Welcome to BP! I too am in the Phila Suburbs. Currently in the Willow Grove area. I have one rental investment property left in the Hatboro area. I have sold my properties and am now investing with syndications totally passively. I have been investing for over 30 years and burnt out with handling tenants and toilets, as I like to joke. I co-founded a coinvesting club where we invest in all kinds to properties from apartment communities to even a steel plant. Anyway, before purchasing check out the township thoroughly. You would be surprised at some of the various rules and regs each one has. Some have annual rental inspections, some charge odd taxes, etc. Best of success to you!

Hello @Michael Rinde, I am a Realtor, investor and have managed properties most of my life. I am actually in the Philly suburban area. I did own a property in Slatington, PA years ago and am familiar with Lehigh Valley.

Have you ever considered a situation where the tenant leases with option to purchase. Upon exercising the option, seller would provide owner-financing for a portion or full price. The renter-purchaser would provide a down payment and then a portion of the monthly payment would go towards the purchase. There is a way to structure these so that instead of foreclosing (if something were to happen), eviction can be used instead. Additionally, it can be also structured that the renter purchaser handles all maintenance, increases in taxes and HOA fees. I am not an attorney but our investment club invested in this type of arrangement. Just a thought! I wish you the best of success!

    Just curious... I have been an active investor for most of my life. I managed my own properties and those of others. Now I invest passively. Just wondering what tasks of active investing does everyone enjoy? Not enjoy? Has anyone else here switched to mostly passive investing such as with syndications?

I currently have only one active property left and decided to invest solely passively. And that is after being an investor, Realtor, property manager and entrepreneur  in the real estate space for over 30 years! I wish you the best success in all you do!

    Hi @Jordan Flescher, How exciting for you! I have owned many different types of investments from small multi's to a bar with several apartments on the second floor. After owning and managing a bar, I decided, that is not the career path for me. Too much stress! There are active and passive ways to invest! Currently, I do passive and only have one property I actively own and manage. I am learning that spreading investments over various types is key! Especially with the economy going a bit bi-polar.     Hello @Nathan Joy, I love seeing our younger generation entering real estate investing. I have been involved in real estate for over 30 years. First, I got licensed as an agent in 1985. Then ended up falling in love with property management. Did not purchase my first property until I was 30. Since then, I have invested in many properties including a tavern with apartments on top. I now have relinquished all of my active real estate, except one property choosing to invest passively. I cofounded a coinvesting group and invest through the club now. I wish you the best of luck!!!
