I am in the same boat. I just signed a buy/sell on my first duplex and am looking at another tomorrow. This sight has been very helpful, along with multiple free or really inexpensive books that I downloaded on my Kindle. I also asked a friend if he knew anyone who might be willing to mentor me.....I have coffee with him in the morning. You should look in to vinyl plank flooring. Looks like hardwod, easy to install, cheaper than carpet, and it will take a beating.

Matt, purchase price is $170,000, All 3 units need carpet, paint, minor repairs, the foundation had a tree growing into it which broke and rotated a 2 foot section, outside needs painted and eventually siding replaced. Water runs $175 in summmer, $75 in winter. My rate is not set yet, but will be less than 5%. I am getting the idea I am walking into a hurricaine of headaches, but I have not made an offer yet.
