Great neighborhood. My PITI will be $1350, utilities about $200 per month. No major repairs, but will need new carpet in 2 of the units at around $1500 per unit. Rent will move from $1650 to at least $2400 per month.

You might try a powder called Ex-Stink. You can get it online. It took cat urine smell out of my basement. I swear by it. http://www.exstink.com

I am in the same boat. I just signed a buy/sell on my first duplex and am looking at another tomorrow. This sight has been very helpful, along with multiple free or really inexpensive books that I downloaded on my Kindle. I also asked a friend if he knew anyone who might be willing to mentor me.....I have coffee with him in the morning. The last 6 weeks has been like drinking water from a fire hydrant, lots of information, but also lots of fun learning something new.

You should look in to vinyl plank flooring. Looks like hardwod, easy to install, cheaper than carpet, and it will take a beating.

Any advice about renting a small furnished house on a weekly basis? It is near 2 regional hospitals.

I have a chance to buy a place that is an up/down duplex but is not zoned for it. It has a history of being a duplex for 10 years in an area where there are a lot of rentals. What are the potential ramifications?

Matt, purchase price is $170,000, All 3 units need carpet, paint, minor repairs, the foundation had a tree growing into it which broke and rotated a 2 foot section, outside needs painted and eventually siding replaced. Water runs $175 in summmer, $75 in winter. My rate is not set yet, but will be less than 5%. I am getting the idea I am walking into a hurricaine of headaches, but I have not made an offer yet. I am glad I found this forum.
