I am an ER nurse. When I train new nurses, I always tell them that they do not need to know the answer to everything, but they need to know where to get the answer to everything. Get good resources, and use them.

I think the best thing I have learned is to wait for a good deal. Buy right from the beginning and you have a much easier time making it.

You should at least talk to the broker and tell her what your goals and your thought processes are. You are the one taking the risk and spending the money. One of two things will happen, she will give you great advice and change your thought processes, or you will realize that you do not run on the same wave length and need to part. There are good deals out there! You need a broker that is willing to go after them with you.

I would get a new realtor! One who is on the same page as you.

I like what Dave Ramsey said about real estate. He said that he still thinks it is a good investment even though he went broke in it. He said it was not real estate that broke him, it was debt that broke him. I think it is best not to leverage yourself too much. If the bottom drops out again, you will not regret that emergency fund or extra equity.

Maybe you could rent it out as a buisness that requires a lt of open space. Like a martial arts studio, crossfit center, or a second hand store.

I am buying a triplex and am going to do the same thing. I am thinking painting it warm colors, plank flooring that looks like wood floors, a small deck outside each door, and increased curb appeal.

I am financing 100%. 25% thruogh home equity loan, 75% traditional.

Inspection is pending. The rent increase is based on what the market is here. The previous owners bought it 12 years ago and never raised the rent.
