I showed my new duplex to a couple today, they indicated that they might want to rent both units. This seems like it might not be advisable in case they stop paying rent. The whole purpose of buying a duplex was in case one renter bugs out, I still have income from the other renter. What do you folks think?

When raising my kids, I always made a big deal out of little things, and little things never became big things. It seems like that's the way to deal with tenants too. Did you let a lot of small issues slide until they got bigger and bigger? I am not trying to rub salt in your wounds, but as a new landlord, I am trying to avoid this unfortunate mess your in.

I bought a duplex, have it rehabed, clean, fresh paint, decent neighborhood, price is right, but no serious prospects. Is this time of year generally slow to fill vacancies?

Would any of you rent to a young person who was convicted of vehicular homicide 5 years ago from wrecking while driving drunk? They openly admit it and have not been in trouble since. What would you do?

I just found a handyman who will work for $25 hr. A steal for me. Bigger Pockets just put out an article about advertising on Craigslist for cleaners, but would work for handymen too. I also put it out on the local for sale sites on facebook and got multiple hits. Good Luck.

Is it a good idea to use a do it yourself tax program if you only own a single duplex?

I figure the downstairs would use less heat because it is mostly underground. Also, the upstairs controls the heat.
