Dennis, I am in the same area. And I would say you are absolutely correct. There are tons of other wholesalers, and tire kickers combing through CL every day. However, I have found real buyers sprinkled in lightly. ;-)

Of course I am not talking about sign ups for a newsletter, or new emails into an autoresponder. I am talking about actual phone calls or emails about properties I have on there for sale.

Yea I dont really do the auto responder for my cash buyers. I only have 2 messages and one invites them to join a separate list where I will contact them personally when ever I get or find something they want. I wish I could sell them some initiative.

They sign up but dont tell me what they want?

Any tips or strategies that you use?

And as a cash investor myself, I don't generally look on CL for properties to purchase...

I actually found one great cash buyer off there on my very first deal but old mortgage liens fell about of the sky like a ton of bricks and killed the deal.

Never really had any luck since then. I'm seeing that this biz is all about consistency though so we gotta keep trucking

Lately my number of responses has gone down alot.

However, keep all those emails, you never know when someone might POP.

I've only ever bought one house from a wholesale buyers email list. My one email address made them 10k. I try to think of every phone call and email that way, even at the time if it doesn't seem super promising for that particular deal.

Thats a great way of thinking. Sometimes, I get an urge to start over with my email list but like you say; gotta look at each buyer as a "you never know"

Thanx

When I first started rei I turned to craigslist as a definite form of finding cash buyer leads but after 6 months, it seems to get me nothing but dead leads.

I get tons of sign ups to my buyers lists but they dont really seem like cash buyers. They're just taking up MB's in my undisclosed amount of web space.

I noticed that in Tampa, on craigslist, its flooded with other wholesalers who are trying to do the same thing Im doing so that leaves me saying "if I were a cash buyer, would I go through this" and I come up with no.

I was wondering how is craigslist marketing for buyers and trying to sell your properties working out in your area.

Is it flooded with wholesalers or easy going?

Have you flipped many properties on CL?

Seriously we come here to avoid crap like this. It's bad enough we get this kind of sales garbage pushed down our throats each time these launches start but we don't need it here.

You like the software cool but don't come here and tell everyone it's the next best thing since sliced bread when your true motivates is to get an affiliate sale out of it.

and CONGRATS on all the awards from BP. Your a BP Rockstar in the making

I said I'm an affiliate. I'm not hiding it. Yes I have links on MY site. Not on BP because I would disrespect Josh's rules.

I'm an affiliate of Hostgator too. I simply came on this public site and clearly stated that I am an affiliate and I dont care if I dont get one sale. As long as I get it.

No money is going to be lost over here either if this post gets deleted.

Jon my man, I wish you well and Mr. Investor. Keep at what your doing. This wholesaling has many doors that can be opened. And since your really into Craigslist marketing, I found a way to post unlimited ads on Craigslist in multiple cities but I guess that's spam if you do like 20 huh? I only did 3. Im just going to leave that tip on MY site though

You guys have a great day :D

Hey Sorry you feel that way. Im not here to sell anything. Where is my link at? If Josh doesnt like it, he'll simply delete this and life will go on.

I've done nothing but post the positive about freedomsoft. You took care of the negative.

Either way, I wish you the best in your wholesaling business my friend.

Peace and good night :D

and the next best thing since sliced bread isn't FreedomSoft. Its Wi-Fi. #ImSuchaNerd

Goodnight

Hi Rob. I actually got into rei in May of this year. Didn't know a thing about Freedomsoft until that. They only release it certain times of the year so I missed my turn earlier this year.

They released the first version I think in Jan. of 10' so I was about 3 or 4 months too late. No biggie though. I'm going to get it this time around.

I actually have used it a little and I've watched my buddy use it while i was at my computer using everything that Freedomsoft incorporates on one screen in front of you.

Big difference between DONT and WONT use. I dont drive a Hummer but doesn't mean I wont drive one. I dont go to strip clubs but doesn't mean I wont go to one.

Being an affiliate is just saying you endorse something that you believe in (many just do it for the money). Yea I would like to make some money off it but frankly I dont care as long as I get it.

I just decided a few hours ago to cut my ties with a certain plug in that promises this and I didn't see that results so I'm not promoting it anymore even though the earning potential is great, I dont promote anything that I can see working for me. Maybe I'll try it again later.

But yea I endorse Freedomsoft simply because I see it helping my business and if someone is like minded like me and uses the internet and technology to it's fullest potential, then they'll get it also.

Performance is only a successor of hype. Through the hype, I can see the potential performance

Yea that Hummer is a marketing monster isn't it? Im going to get a conversion van soon and wrap that.

It really is. I think wraps are really cool and eye catching. And with the traffic here in Tampa Bay se (especially US19) it would be worth the money no doubt. Way better than the cheesy magnetic signs.

Yea and we have the upper hand on society I feel because we know we can charge those OUTRAGEOUS gas payments to the business as a tax write off. LOL.

I was telling my buddy, I'd drive mines every where. Even if I had to leave it in a wal mart parking lot. LOL
