Check your local laws and regs. Right now a lot of Hudson is rent controlled and also doesn’t want Airbnb.

Best bet is gonna be off market deals. Mls is gonna be tough to get anything. If your looking to buy in the next year or 2, start looking now. Get your name out there and get the ball rolling.

The thing is right now nj is flooded with cash buyers scooping up multi families. Your going to have a rough go coming to closing table with an fha loan. The close rate of fha buyers vs cash is drastically polar. Most times your offer won’t even be looked at due to the amount of inspections and such. Plus most people are paying way over ask and with fha they’ll only lend to the appraised value.

You can put in a lot of offers and try your best but it’s gonna be a tough go. I put in over 200 offers 3 years ago on multis as an fha buyer and got no where. I’ve brought lots of fha offers to sellers as an agent and they didn’t even get looked at.

Try your best and look for off market. Mls is not gonna happen. Call local landlords and skip trace some local owners. Then you have no competition and can get somewhere.
