@Tyler C. I'd recommend house hacking. By a 3 bedroom house, live in 1 of them and rent out the other 2 to roommates. Buy an REO so you walk into some instant equity after your repairs and. And like @Russell Brazil said, there are lots of areas in the suburbs of DC where that money will go a long way.  Downtown proper is going to be too pricey.

Montgomery county is going to be pretty expensive. And more competitive. If you can stay in Laurel as Christina R. mentioned, you'll save a lot of money and be able to negotiate more. If you would like a recommendation for an agent in Montgomery county, I can provide one for you.

@Russell Brazil do you keep all the ones you find to yourself or do you also bring potential deals to other investors?  If so, I'd love to have you run some of these cash flowing deals by me next time you come across any.

Hi @Shawn Luger, I've been looking in Baltimore county as well since Montgomery County has become nearly impossible to cashflow in.  

I did the same as you and turned my former residence into my first residential rental.  I too own 2 rental properties.
