I’m a local realtor, and I was born and raised in Muncie.  I believe it is a great place to rent.  The south side of Muncie is not bad although the property are much lower than the rest of the city, but it is still good for rentals.  I would definitely focus on tenant screening including credit checks and rental history.  Let’s connect further I will be happy to help you navigate!

I think Muncie is a great town for renting.  I would really really focus on the tenant screening to make sure the income is secure, as well as the renters credit and history.  Muncie is hurting for good rentals with good property management.  I know there are a lot of slumlords in the area, so anyone that comes through with good management and good systems will have great success.  I am a local realtor so I would be glad to help you.

After going back and forth I’ve finally made a decision on the strategy I want to focus on and that is buy-and-hold.  That being said one of my mental blocks is having enough capital starting out.  I realize a lot of things could happen with investments that books won’t teach.  I’m worried about not having the resources to rectify certain situations, and spreading myself too thin in the beginning.  Should I go ahead a move forward and work through that challenge?  Would it be strategic to wait a few months and save at least 10-20k of resources to have for just in case situations?

@Chris Reel thank you so much for taking the time to reply to my questions!  This advice helps tremendously, I would have never thought to structure the llc’s this way.  This will definitely help with the cost of starting a new llc every time, which was one of my concerns when it came to financing my endeavors.  Thank you!

I finally nailed down my investment strategy, and decided to go with buy and hold investments. So starting out how should I structure my LLC(s) for buy and hold investing? Will I need multiple LLC's? Should I start a property holding LLC, as well as a property management LLC, or do everything under one banner. Feel free to point me to a forum post or podcast that could answer this question.

@Will F. I’m a real estate broker in Anderson right now. There are a lot of companies moving to the area.  Donaldson which is a global filtration company is now in the area.  Nestle has expanded its facility.  In addition there are NTN, NTK which are automotive driveshaft companies are here now as well.  The main highway I-69 was expanded to 6 lanes just recently.  There are a number of developers and builders in Pendleton building 2000 plus homes which is not even 10 minutes from Anderson.  So I would say things are going very well here.  I’m showing an investor a property today!
