Hey @Bryan H., you could do a 1031 exchange into a DST (or several of them) to avoid the tax and still have it invested in cash flowing RE. Most DSTs are invested in large residential apartments, small-bay warehouses, storage facilities, life-cycle facilities, and warehouses.

With it being so difficult to find deals that make sense right now, we are seeing several of our clients doing a 1031>DST to avoid tax and retain income/appreciation. You can always 1031 out of the DST into another property once the fund goes full cycle which is usually between 3-7 years. Depending on your situation, many DST providers may gross-up your initial investment as well, which means you may actually have a starting investment higher than your net proceeds from the sale.
