I own a dozen Denver Metro rentals with HOA fees. I pay the HOA fees and would not even consider having the tenant pay the HOA fees. That is the standard practice in Denver, to do otherwise would be deceptive and unprofessional imo.

I don't. For a lot of reasons. But mainly because if it is old enough to rehab it is probably old enough to have lead based paint. Lead based paint, tenants, and remodeling are not a good combination.

It takes money and/or mad skills to make money. The investor with mad skills and no money will out perform the the investor with money buy limited skills. But making money is always easier when you start with money regardless of skill level.

I use smart key locks. I can rekey in less than a minute. I see no point in spending big bucks for combo locks for rentals

Apples/Oranges. But more importantly, from a full time investor view point... not many real estate investors care. Syndication is being hyped mostly by syndicators, few experienced investors would invest in one. Turnkey rentals sales are small numbers nationally, and highly State specific, you just happen to live in an area where there are a fair number of potential buyers of out of State turnkeys.
