Hi @Fed Finjap! Welcome to the investment world! I am a real estate investor and Realtor who was born and raised in Indianapolis. Fountain Heights, Farfield Park, Irvington, and Broad Ripple are great areas. However, there are not too many houses in those neighborhoods that go for the $100,000 -$140,000 price range. I know of someone who has a house for sale in Broad Ripple. They are a very motivated seller, and you may be able to grab it somewhat close to $140,000.

@Edwin Zaragoza FHA has a rule that prohibits a borrower from purchasing a home that has been sold within the last 90 days. So if you buy a property intending to flip it quickly and sell it to someone looking to get FHA financing, you all would have to wait until the 91st day.

FHA loans are sometimes difficult to obtain on a rehabbed house. I would suggest working with a Mortgage Loan Originator who is fully versed in FHA loans.

@Bronson Simmons Realtor.com and Redfin removed this data from their site due to growing concerns that the practice of supplying such data could perpetuate racial inequity.

When I learned of this, I asked myself the same question. I thought about reaching out to the local police department public information officer. You may even get a better answer than Realtor.com and Redfin. Another thought would be the FBI. They collect data from police departments that are willing to share crime stats for their jurisdiction.
