I may depending on where the property is located.  I've also had decent success with Home Advisors.

Also, one thing to keep in mind for the next one @Jasmine C. is to have the tenant replace their own light bulb and reduce the cost of the light from their next months rent.  However, I do agree with @Ryan Scott Isacksen, tenants should be replacing their own light bulbs.  I actually change tenants for non-working bulbs when they move out.  I inform them upon move-in that home should be given back in the same manner it was given, and that includes bulbs. Some of these you may have already tried, but I would try locating local banks with 1-5 branches, Mortgage Planners, and even Quicken Loans. Some that we have here are

(In no particular order): First Federal Bank, Bank 21, Cornerstone Bank, Fidelity Bank, Alterra Bank, Great American Bank, and Missouri Bank. You may also want to locate your local REI group. They typically have investors there looking to fund deals and possibly partnering up. Not for sure if meetup.com has anything in your area but it's worth a try. One last selection is to check out properties in your target area, many times it's the same realtor will list those properties. They could be a good resource. Hope this helps. Best of luck!

@Joshua Engemann I would suggest reading books and listening to Podcasts. There's a ton out there so I would start with the one's suggested by BP.  Once you have read/listened to a few, you may be better equipped to ask more direct questions that will point you in a more specific direction.  The answers you get will only be as specific as the questions you ask.  Make your questions count.

I forgot to include, this property is located in Kansas City, MO.  Realizing there are multiple lending options for single family investment properties, I'd like to see what others are doing when it comes to partnerships.

Hi BP community. Typically I buy/sell on my own, but there is this deal that I am considering partnering up with a colleague of mine. There is a Short Sale property that we are interested in purchasing but are unsure as to how to purchase it. What would you all recommend and how would we go about doing it? LLC, LLP, Conventional, etc. Here are a few of the numbers:

Purchase Price: $65, 000

ARV: $130,000

COR: $30,000

Quiet Cost: $14,500
