@Ryan Kelly @Conner Olsen I haven't even thought about this, great Idea! Thanks for the insight, the house is actually located fairly close to some hospitals. Does Austin still require the same permitting process and whatnot for the med-term rental route? I would have to see what CSTAT's regulations are.

Question about STR's and city zoning. I was planning on turning my primary residence into a STR after moving out. After looking into the local laws and permit process I found out that the home is not able to be a STR unless it were to continue being my primary residence due to current zoning. The city said this is the only way it can be a STR and once it is no longer my primary residence it can no longer be a STR. Anyone ever run into this, or are there any legal loopholes anyone has experienced? Located in College Station, TX

I have a property with a main house that has recently been renovated and a detached 2 car garage with a 1/1 apartment that is still in need of repair. I did essentially a half BRRRR, finished remodeling the main house and refinanced with a commercial lender 2 months ago that limited me to ~50 LTV. The garage/apartment is still dilapidated and I would like to try and use some of the equity to remodel the garage/apartment and rent it out. Does anyone have any recommendations for a lender of this type of situation? Any feedback on the recommended lenders here in BP? Would like to get into a 30 year fixed product if possible. Thanks for any help!

@Matt Devincenzo good idea on HELOC I didn't even think of that. Do you have any lender recommendations on the refi?
