Thank you guys so much for jumping in on this thread.

I like the security 1st option.

If you happen to have a copy of one that would be awesome

Also, if your friend will be in town I would love any advice they have for owner carry.

I have been calling around Wichita looking for an attorney that is proficient in owner carry and contract for deed law.

It seems they are confused at what I'm asking or they want to charge A LOT.

Maybe in being cheap, but does anyone know an attorney that does good work?

Right now it seems like multi family is overpriced. I just found an off market deal for 2 4plexes for $715K total purchase price.

Total rent is $8k mo.

Its in a really nice area on the east side. Would this fit into numbers you would consider?

It seems as if new construction may be a better option. Have you tried the brrr stratagy? That is what has been working best for me.

@Ariel Nixon, Do you know Josh Williams?

Anyways, I think that a 20 year at about 6% is what I do my SFH at.

i usually pay cash then do a refinance and try to recoup all my investment. Its the BRRR strategy they talk about here on bigger pockets.

This might work for you since you are doing some remodeling to your properties.
