I agree with Shaun it's a shady practice. If your cleaner is strong-arming you you can find an alternative on Turno. You'll be able to see the cleaners' ratings and their reviews. You can try them out and decide on the one you like the most.

I have been using Turnoverbnb (now called Turno) for 2 years now, I made a team of reliable cleaners and my property is spotless. I ask for pictures before and after and they report any problem. They keep track of my inventory and go and buy supplies when needed.

When you select an offer from a cleaner on Turno you get to see the host rating and the Airbnb guest rating for cleanliness, so that helps you make a choice.

I find that automatically sending a message to your new guests is very useful, you get to start a conversation right away and it increases the guest's experience.

I also automate all my cleaning jobs with Turno that I find invaluable. I barely communicate with my staff because everything is automated and I also found a backup cleaner on their marketplace. If I want to check what they've been doing I can see the photos they've taken, check my inventory or see how long they spent.

I used Breezeway but it bugged a lot so I switched to Turno and it's all smooth sailing from now on.

I agree with the earlier post stating there's a learning curve to all software but it's worth it. Pricelabs helps me a lot too. For my PMS I chose Smoobu for reliability.

Hey Calvin, after two weeks what do you think of the platform? I'm considering options to replace the Task tool.

My cleaners ask me to be paid hourly, I respect that it values their time. However, they always complete work in a timely manner. I can always search for new cleaners on Turno and compare bids, which are either per hour or per project. But I'm satisfied with my cleaners. The platform automatically pays according to the time spent so in case of parties or whatever the cleaners are compensated within days.

I do believe automation is useful even for low property count hosts. Guesty seems fine from what I heard, I personally use Lodgify as a channel manager.

The reps from Lodgify then advised me to get Turno for cleaning automation which works well.

I'm in the process of getting smart locks to automate the check-ins.

I recommend Lodgify, I've had a really bad experience with Hostfully, full of bugs.

I believe the key lies in the number of boxes you can tick. It especially becomes true when it comes down to amenities. You have to provide fiber internet, then every amenity you add is a commercial argument for your guests. Guests will have different requirements and stocking your place with as many features as possible is very important.

You cannot choose to differentiate with the vicinity or location so you have to change things from the inside. I would not choose a specific decoration to differentiate as I rather opt for modern, simple decoration that fits everybody.

Hey everyone, I just wanted to share an experience. After guests checked out and I realized they threw a party, I called Airbnb to let them know.

The first CS representative offered to transfer me in order to refund the additional cleaning fees. I just had to submit documentation (photos and receipt) and the other CS representative reimbursed the total price.

It's important to note that it didn't involve Aircover, it was done on the phone.

So if one day you have guests throwing a party and you don't want to clean it on your own, you can find a cleaner (for example on Turno), have them clean for you and submit the receipt to Airbnb. I already had a cleaner but it's a good opportunity to connect to a cleaner in your area.
