I have found a Triplex I am interested bank own for 361k it would need at least 250k of repairs to make it rentable I believe I can get it for 200k cash. ARV is 600k The cash would wipe me out. I am buying it to hold it long term. I have been pre approved for 400k mortgage. Can't use it for this property since it has no C of O. any advise or ideas on how to proceed? This is my first deal.

Thanks Mark tried to put an offer in for that one but it was in contract. I am looking in another townhouse with no HOA on Patio Road. Thanks for your input and advise.

Hey,

I'm new to real estate investing. I'm looking at my first property now in Middletown NY. Are townhouses with no HOA fee good investments or does that mean something wrong with the area or complex? I know it rents for 1400 taxes 3900 and listed at 119000 want to put an offer of 90-100.
