i want to paul. but she lives two hours away from the property and i live one hour away. the drive doesnt stop me. but i dont want to spend $250 for an estimate for nothing which is what my GC told me.

hi guys so... i had my lady run comps for me and she said that she cant really find any comps on this house.

she said that maybe in the best condition it would come to about 240k

the seller was asking about 150k

the house was built in 1806 and was on the market twice in. once in 2008 and once in 2011 both for 6 months.

the house is in really bad condition (but i havnt checked it out yet) and the lady running comps said to be really careful with this house.

what do i do?

is the "agreement to assign" and "purchase and sale" contracts the only two i need? i found them on the fileplace

so i am going to try setting up a meeting with a seller sometime this week..

i am going to have a GC come in and give me an estimated repair cost and than i will make an offer with the seller after that.

what type of contracts do i need? where do i get them? do i need to talk to a RE lawyer?

what do i want to find out at the appointment? when do i get a contractor to find repair costs? how can i make an offer to her if i dont know repair costs?

So my phone keeps ringing now. thank goodness, it feels good.

So this lady called me and said

hi you wrote a letter to me. I was thinking about selling it soon but it needs sooo much work and I was hoping someone would just buy it as is.

well how much do you think it needs in repairs, everything?

Yes the whole place just looks awful.

Than we talked and she said she wants 150k for it but it got appraised at 300k. she said it was never worth 300k so she doesn’t know why it says that online.

So I said okay well im driving right now, I need to run some numbers and talk to my partner. Can I call you back sometime later this week and we can figure something out?

And she said yea I doubt we will but you can give me a call.

Does that sound motivated? Or does she just not have any faith in me and thinks I won’t be able to close a deal with her.

i am trying to weed out the houses that are useless, but to me this one sounds better. i was going to run comps on this house.

often when i see houses for sale i strictly look for
"sale by owner". if its sale by owner i may give them a call. if they are working with a realtor i dont think about that property ever again to wholesale it.

is that the right atttitude or should i try calling up the real estate office and negotiate with them?or whaaaaaaat.

whats your opinion

question. how did you know what the repair costs were going to be? i am trying to wholesale some property so i didnt know if you may have a formula of some type or if you just had a contractor come in

i agree with douglas. if you have a property for a low enough price, finding the buyer should be the easy part.
