when i find someone who wants to sel their property do i

1. ask how much they want for it

2. get an estimate of repairs

3. i negotiate the price. where do i negotiate it? do i go to their house? i dont own an office. can i do it over the phone?

there is a guy that is flipping a house down the street from me.

he has a sign with his number on it

i want to start getting into real estate by wholesaling

if i were to give this guy a call what would i say? do i tell him i am trying to wholesale property and just ask what he is interested in and how he does his deals and is interested in me finding property for him?

can someone write a script of what the convo might be

there is a really old lady who owns a house two streeets away from me.

she is really old and sick and lives in a condo. the house she owns has been unoccupied for a few years now.

how do i find out where her mailing address? ? i asked neighbors and they dont know.

how do i go about this? do i send her a letter to her mailing address? what do i say?

i have never invested in a RE house before do i mention that? i am looking to wholesale it.

will hard money lenders give me a loan if i can show that the deal is good?

i am in college, have no income no credit. i am going to apply for a credit card in a few minutes

so i am trying to learn how to negotiate since i have never done RE before . all i have done is read a bunch of books and attend a RDPD seminar this weekend...

anyways

when i asked how to negoitate everyone said to solve their problems

how do i solve their problems wholesaling though? can i have examples ?
